Pricing & Estimates

How much does a new roof cost in the San Francisco Bay Area?

A full roof replacement in the Bay Area typically runs $14,000–$32,000 for an asphalt shingle roof on a 1,800–2,400 sq ft home. Tile, slate, and standing-seam metal range higher.

For a 1,800–2,400 sq ft single-family Bay Area home, a complete roof replacement using architectural asphalt shingles (Class A fire rating, 30-year warranty) typically lands in the $14,000–$32,000 range, fully installed with permits pulled. Tile re-roofs and standing-seam metal are higher — often $30,000–$60,000 depending on pitch, access, and tear-off complexity.

The biggest drivers of price in our market are:

  • Tear-off layers. Many older Bay Area homes have two or even three roof layers stacked. Each extra layer adds disposal cost.
  • Pitch and access. Steep San Francisco rowhouses and Berkeley hillside homes need fall protection and sometimes scaffolding, which adds labor.
  • Deck repairs. Once the old roof is off, any rotted plywood or skip-sheathing has to be replaced. We quote this as a per-sheet allowance up front so there are no surprises mid-job.
  • Underlayment + ventilation upgrades. Title 24 and modern code now require synthetic underlayment and balanced attic ventilation that older roofs often lack.
