Reroofs inside city limits are permitted by the City of San Mateo Building Division; unincorporated areas such as the Highlands go through San Mateo County. We pull the reroof permit with the right office and schedule the inspections.

The City of San Mateo issues building permits through its Online Permit Center, using the Customer Self-Service (CSS) portal. The reroof section of the application asks for the number of roofing squares and the roofing material.
Unincorporated areas such as the San Mateo Highlands are permitted by San Mateo County instead of the city.
A permit generally lapses if work does not start within 12 months of issuance, so we set the schedule before we file.
Title 24 can require a cool-roof rated product on some reroofs depending on the climate zone, the roof slope and the share of the roof replaced; we check it for each job.

Do I need a permit for a new roof in San Mateo?

There is moss on my roof. Is that a problem?

It can be. Moss holds water against shingles and lifts their edges, and on older roofs that turns into leaks. We remove it carefully and, if the roof is still sound, treat it instead of replacing it.

Can you match the tile on my 1920s house?

We try to match profile and color as closely as possible, and on many older homes we can salvage and relay sound tiles over new underlayment. We tell you up front how close a match is realistic.
