How often should I have my roof inspected?

Once a year for any Bay Area roof, ideally in early fall before the rainy season. Older roofs (15+ years), homes under tree canopy, and homes with skylights should be inspected twice a year.

The Bay Area’s compressed wet season (typically Nov–March) puts intense, concentrated stress on roofs after seven months of dry weather. The right cadence:

  • Once a year, in early fall (Sept–Oct): baseline annual inspection for any roof under 15 years old. Catch issues before the first storm.
  • Twice a year (spring + fall): for any roof 15+ years old, homes under heavy tree cover (especially redwood, eucalyptus, and oak), and any home with multiple skylights or chimneys.
  • After any major storm: visual check from the ground for missing shingles, displaced tile, or damaged flashings. Don’t climb up — call us.
  • Before listing for sale: a pre-listing inspection avoids surprises during the buyer’s inspection contingency and gives you a written record to share.
