The “30-year” on a bundle of shingles describes the product’s warranty class. It is not a measurement of how long the roof on your house will keep water out. Some roofs beat that number; many in the Bay Area fall a few years short.
What does “30-year” actually mean?
It is a manufacturer’s limited warranty term. Shingle warranties cover manufacturing defects in the product. They do not cover installation mistakes, storm damage, or a roof that wore out because the attic could not breathe. Coverage on many warranties also reduces after an initial period. Many manufacturers now sell architectural shingles under “limited lifetime” warranties instead, which tells you even less about real service life. Read the warranty document itself, not the label.
How long do architectural shingles really last here?
On Bay Area roofs we typically see 22–28 years from architectural asphalt shingles, as described in our answer on how long a roof lasts in San Francisco. InterNACHI’s life-expectancy chart lists about 30 years for architectural asphalt and about 20 for 3-tab, and treats those as guidelines. The mild coastal climate helps; fog, salt air and shade work against it.
What decides whether a roof reaches its rating?
| Factor | Why it matters |
|---|---|
| Attic ventilation | Heat and moisture trapped under the deck age shingles from below. The California Residential Code sets ventilation requirements in Section R806. |
| Installation | Nail placement, starter strips, and new rather than reused flashing decide how the roof handles wind and water. |
| Flashing and penetrations | Pipe boots, skylights, chimneys and walls usually leak long before the shingles wear out. |
| Fog and shade | Roofs that stay damp grow moss and algae, which hold water against the shingles. |
| Salt air | Near the ocean, exposed fasteners and metal flashing can corrode within 8–12 years. |
| Maintenance | Clogged gutters and leaf-filled valleys send water where it was never meant to go. |
What usually fails first?
On most roofs we inspect, the first leak is at a detail, not in the open field of shingles: a cracked pipe boot, a lifted step flashing, a worn valley. On tile roofs it is the underlayment under tile that still looks fine. Fixing those details on time is how a roof gets closer to its rating.
How do I get the most years out of a new roof?
- Insist on a full tear-off so the deck can be checked and repaired.
- Ask for new flashing everywhere and balanced intake and exhaust ventilation.
- Keep gutters and valleys clear before each rainy season.
- Have the roof checked after a hard storm season, and fix small items quickly with a targeted repair.
