A $30,000 quote can be fair, high or even low. It depends on what is being replaced and how much work sits under the old roof. Here is how to tell which, using the ranges we publish rather than guesses.
How does $30,000 compare with San Francisco roof prices?
| Roof | Published range | Where $30,000 falls |
|---|---|---|
| Architectural shingle, about 2,000 sq ft of roof (San Francisco) | $12,000 – $22,000 | Above the range: ask what is driving it |
| Asphalt shingle on a 1,800–2,400 sq ft Bay Area home | $14,000 – $32,000 | Near the top: plausible for steep or multi-layer jobs |
| Concrete tile (San Francisco) | $16,000 – $26,000 | Above the range |
| Clay tile (San Francisco) | $22,000 – $34,000 | Inside the range |
| Tile or standing-seam metal (Bay Area) | $30,000 – $60,000 | At the low end |
| Standing-seam metal (San Francisco) | $38,000 – $55,000 | Below the range |
The San Francisco figures come from our San Francisco roofing guide; the Bay Area figures come from our answer on what a new roof costs in the Bay Area.
What can make a roof legitimately cost $30,000?
- A larger roof than the floor plan suggests, because of pitch, overhangs and multiple planes.
- Three stories of height, steep pitch, scaffolding or a material lift.
- Two or three old layers to tear off and haul away.
- New plywood over spaced boards under an old shake roof, or extensive rotted sheathing.
- New flashing at chimneys, skylights and walls, rebuilt parapets and drains on a flat roof.
- A material upgrade: tile, a Class A system in a fire zone, or a cool-roof product.
- Extras bundled in: gutters, skylight replacement, or removing and reinstalling solar panels.
When is $30,000 too much?
- The quote is a single number with no squares, materials or line items.
- Deck repair is not priced in advance, so the final bill can grow.
- You are offered a large “today only” discount. Real costs do not change by the hour.
- The deposit asked is more than California allows: $1,000 or 10% of the contract price, whichever is less.
- Upgrades you did not ask for are built in, or there is no permit line.
How do I check a $30,000 quote?
Ask how many squares the bid covers and whether that count includes waste. Compare the line items with a second bid for the same scope; our guide to comparing roofing quotes shows how. Ask for photos of the problem areas the price is based on. If the gap is still unexplained, get another opinion from a licensed C-39 roofer.
We are happy to be that second opinion. A free roof inspection gives you photos and an itemized estimate for roof replacement or roof repair and leak detection, and our page on roofing in San Francisco explains local permit and access costs.
