Maintenance & Care

Is a 10-year-old roof considered old?

Usually not. A 10-year-old asphalt shingle roof is typically less than halfway through its service life; we see 22–28 years for asphalt shingles in the Bay Area. Flat roofs, roofs with poor ventilation or installation, and wood shake can age faster, so condition matters more than the date.

Ten years is young for most pitched roofs and middle-aged for some flat roofs. The material, how the roof was installed and how it has been looked after tell you more than the date on the permit.

How far through its life is a 10-year-old roof?

Lifespans we see in the field, from our answer on how long a roof lasts in San Francisco
Roof type Typical Bay Area lifespan At 10 years
Architectural asphalt shingle 22–28 years Less than halfway
Concrete tile 40–60 years (underlayment often around 25) Early in its life
Clay tile 60–100 years Early in its life
Standing-seam metal 40–70 years Early in its life
TPO single-ply (flat) 18–25 years Around the middle
Built-up tar and gravel (flat) 15–20 years Past the middle

National estimates are similar. InterNACHI’s life-expectancy chart lists about 20 years for 3-tab shingles, 30 for architectural shingles and 20 for modified bitumen, and says the figures are guidelines, not guarantees. Our local figures are in how long a roof lasts in San Francisco.

When is a 10-year-old roof already a problem?

  • Granules in the gutters or bare patches. Early granule loss can point to a product or installation problem.
  • Leaks at flashing. Flashing, pipe boots and sealant can fail long before the roofing does, especially on a roof where old flashing was reused.
  • Blisters, splits or ponding on a flat roof. Standing water shortens a membrane’s life quickly.
  • Rusted fasteners and flashing near the ocean. Salt air in the Sunset and Richmond can corrode exposed metal within 8–12 years.
  • A hot or damp attic. Poor ventilation ages shingles from underneath.

Does roof age matter when buying, selling or insuring?

Home inspectors note roof age, and insurers often ask for it. In San Francisco you can usually confirm when a roof was replaced from the reroof permit in the property’s DBI permit history. If the age is unknown, an inspection report with photos is the next best record.

What should I do with a 10-year-old roof?

Keep the gutters and drains clear, trim branches back, and have the roof looked at after a hard storm season. Our answer on how often to have a roof inspected gives a schedule. Fix small things while they are small: a cracked pipe boot is a quick roof repair, while ignoring it can mean wet decking later. A free roof inspection tells you how much life your roof has left, and our roofing in San Francisco page covers the city’s common roof types. If the roof is failing early, we will say so and explain your roof replacement options.
